The permits, honestly

A demolition permit is generally applied for by you, the property owner, the same way building plans are. We tell you at the site visit exactly what your job needs, so there are no surprises. The dumping permits and the disposal side are ours: every load leaves site through the correct route.

If the building contains asbestos

Older Cape Town buildings often do: roof sheets, ceilings, boundary panels. Asbestos cannot simply be demolished with the rest of the structure, it has to come off first under a controlled process. We are a registered Type 2 asbestos contractor, so the removal and the demolition run as one job with one accountable team, instead of two contractors pointing at each other.

How the job runs

  1. Site visit and scope. What comes down, what stays, what the structure contains, and what permits your job needs
  2. Paperwork in order. Your demolition permit in hand, our dumping permits arranged
  3. Asbestos first, where present, removed under the controlled process before demolition starts
  4. Making safe and stripping. Services isolated, salvageable material stripped
  5. Demolition. Full or controlled, without disturbing what stays
  6. Rubble removal and clearing. Every load through the correct disposal route, and the site left clean, level and ready for what comes next

What drives the cost

  • Size and construction of the structure. A timber outbuilding and a double-storey brick building are different jobs
  • Full or controlled. Demolishing around something that must survive takes longer than flattening everything
  • Asbestos. If it is present, the controlled removal comes first and is priced as its own scope
  • Access and rubble volume. How the rubble gets off your property, and how much of it there is
