Why three quotes never match.
You send your plans to three builders and get three numbers that are hundreds of thousands apart. It looks like one of them is a bargain. Usually it just means each one priced a different job: one allowed for waterproofing, one left the electrical as a provisional sum, one measured the paving short.
The cheapest quote is usually the one that left the most out. That gap comes back later as a variation order, at exactly the moment you have no leverage left.

We phone you before we start measuring. Drawings show what is being built, not what you have decided about finishes, fittings or the bits you plan to do yourself. Five minutes here is what keeps the quantities honest.
We measure the work
We take off the quantities from your drawings and write them up as a schedule, item by item.
You get the BOQ, unpriced
A clean document with no rates in it. We’ll flag anything the drawings leave unclear, so you can settle it before you ask for prices.
You send it to whoever you want
Every builder prices the same list. You compare the numbers, not the guesswork.
This is what one looks like.
A real bill of quantities we prepared, with the client’s name, address and erf number removed and every quantity altered. Each item carries the dimensions it was measured from, so you can see the working, not just the answer.
The Rate and Amount columns are blank on purpose. That is what makes it neutral. You hand the same schedule to every builder, they price the same list, and you compare quotes line for line instead of comparing three different guesses.
