FN Building Projects builds new homes across Cape Town, from compact 40 m² cottages and second dwellings to full family homes, in the Northern Suburbs, the Southern Suburbs and along the Atlantic Seaboard. We are registered with the NHBRC (registration 4000022154), and every new home we build is enrolled before work starts.
We come in once your plans are approved. Your architect draws the plans and handles the council submission; we price and build the works from those approved plans, and work alongside your architect through the build.
What a new build costs
New builds currently range from R7,500 to R12,500 per square metre, excluding VAT, measured on the floor area constructed, with the roof included. Finishes and detailing influence the range. Ground conditions, structural design, access and services also affect the final quote. We confirm the scope and site requirements before fixing the price.
These published figures are planning guides, not a quotation for your property. Confirm the scope, stated VAT treatment, allowances and exclusions in your written quote. Site conditions and finish choices affect the final price.
| Floor area | At R7,500 per m² | At R12,500 per m² |
|---|---|---|
| 40 m² | R300,000 | R500,000 |
| 60 m² | R450,000 | R750,000 |
| 100 m² | R750,000 | R1,250,000 |
| 150 m² | R1,125,000 | R1,875,000 |
All figures exclude VAT. They are guide figures to help you plan. Your actual price comes as a fixed, itemised quote after a free site visit, with a line for each part of the work so you can see exactly where the money goes.
What moves the price: finishes
Two homes with the same floor plan can sit at opposite ends of the range. These are the choices that make the biggest difference:
- Floors. Standard porcelain tiles, large-format tiles, vinyl, engineered timber or polished screed
- Kitchen. Standard melamine units and a post-formed top, or custom joinery with a stone worktop
- Bathrooms. Standard sanitaryware and a shower over the bath, or freestanding baths, frameless glass and concealed fittings
- Windows and doors. Standard aluminium, or larger openings, stacking doors and upgraded glazing
- Ceilings. Flat ceilings, or bulkheads, cornices and recessed lighting
- Roof. The covering, the pitch and any exposed or feature timber
- Electrical and plumbing. The number of points, lighting design, gas and solar or heat-pump water heating
- Outside. Paving, boundary walls, a built-in braai or a covered patio
On the site visit we walk through these choices with you, so the quote reflects the home you actually want rather than a guess.
How long a new build takes
Time on site depends on the size of the home and the finishes. As a guide, a 40 to 60 m² new build takes about two months from the start of groundworks to handover. Larger homes take proportionally longer, and your work plan sets out the dated programme before we start.
The build runs in this order:
- Site set-up and groundworks. Setting out, excavation and foundations, inspected before anything is built on them
- Floor slab and walls. The slab, then the walls up to roof height, with lintels and openings for windows and doors
- Roof. Trusses, covering, waterproofing and gutters, so the house is closed against the weather
- Services. Plumbing and electrical first fix inside the walls, before plastering
- Plaster, ceilings and screeds
- Finishes. Tiling, joinery, sanitaryware, painting, second-fix electrical and plumbing
- Snagging and handover. We walk the finished home with you and close every item before final payment
Before building starts, your plans must be approved by the City of Cape Town (your architect handles this) and the home enrolled with the NHBRC. Approval times vary, so we plan the start date around them rather than promising a date we do not control.
How we price and run the job
Every new build follows the same seven steps as the rest of our work: site visit, written proposal, itemised quote, a work plan with the payments set against each stage, the build itself, snagging, and handover with a 12-month guarantee covering the quality of our workmanship. You pay a deposit when you sign, then a payment as each stage is completed, never ahead of the work. Read how we work and our quality promise.
Common questions
How much does it cost to build a house in Cape Town?
With us, between R7,500 and R12,500 per square metre excluding VAT, on the floor area constructed with the roof included, depending mainly on the finishes. A 60 m² home works out at roughly R450,000 to R750,000 excluding VAT.
Do you draw the plans?
No. Your architect draws the plans and handles the council submission. We price and build once the plans are approved, and work with your architect throughout the build.
How long does it take to build a new home?
About two months on site for a 40 to 60 m² home, once plans are approved. Larger homes take longer, and your work plan gives the dated programme before we start.
Are you NHBRC registered?
Yes. FN Building Projects is registered with the NHBRC, registration 4000022154, and each new home is enrolled before construction starts.
Which areas do you build in?
Across greater Cape Town, including the Northern Suburbs, the Southern Suburbs and the Atlantic Seaboard. If you are not sure whether we cover your area, ask and we will tell you straight away.
Site visits are free. Standard construction quotations follow a visit and agreement from both sides to explore working together, without committing to the works. Bond or home-loan quotations carry a non-refundable preparation fee agreed before the visit. If FN is appointed subject to bond approval and the bond is approved, that fee counts towards the deposit.
